Seguin’s First Target Anchors Major 544-Acre Retail Development

The city of Seguin is aiming for its first Target as the swiftly expanding central Texas city draws in a large influx of new retail and commercial development.

The retailer will be the main tenant at the Seguin Exchange, a mixed-use development consisting of 544 acres which is planned to be situated at Interstate 10 and State Highway 46. The Target store, which is valued at about $20.7 million, will cover 123,405 square feet and construction is expected to start in February 2027, as stated in a state filing.

The arrival means that residents will have a great deal more choice when it comes to shopping locally. Those who at present go to nearby areas in order to shop at large retailers have shown an interest in having more grocery stores, restaurants and national chain stores move into Seguin as the city’s population increases.

NewQuest, which is based in Houston, is working on the Seguin Exchange. The company is also responsible for other major retail developments such as the New Braunfels Town Center at Creekside and Kyle Park on the Austin-San Antonio corridor.

Seguin Exchange will eventually offer more than 750,000 square feet of space for retail, restaurants and entertainment, and at the moment the following businesses are planned: Target, Lowe’s, Skechers, Chipotle, Dave’s Hot Chicken, Miniso and Milano Nail Spa.

Other concepts that are currently under consideration or in negotiation are restaurants, a movie theater, EoS Fitness, and a wholesale membership club. This project establishes Target as one of the first major developments in a much wider expansion of Seguin’s retail market.
